Corrective Title Work

A title search may reveal title problems which prevent a seller from conveying “marketable title”. Marketable title is both formally described in the Title Standards of the State of Georgia and also typically also requires “insurable title,” which means that a title insurance company will provide written insurance that the title to real estate is free from non-permitted encumbrances and liens that could interfere with an owners ability and right to later sell or refinance his or her property. In order to clean up the title so that a seller may convey marketable title, corrective title work is often required. Corrective title work may include corrective deeds, boundary line agreements, probate, or more, depending on the title problem in question.
